We were invited to work on this Waverly Way project shortly after construction of the house began. Our client was building his dream home and wanted the level of detail on the exterior to match that of the interior. He likes to entertain guests on both a grand and intimate scale and wanted a modern landscape design to accommodate his gatherings.

Our client wanted his home to have a formal design, both inside and out. The garden design was inspired by two of his favorite gardens. The arbor concept is taken from the Setai hotel in Miami and the fountains and cobblestone bordered lawn panels from a Georgian manor house. The use of old world materials in a clean and slightly modern landscape design is what makes this project work.
The landscape is divided into vignettes–clearly defined spaces that work well together. It’s the use of these spaces that give this property an estate-like feel, even though the lot is slightly over a third of an acre.
Different paving patterns give each area its own flavor. Random geometric quarry stone patterns in the patio and walkways combined with flagstone and cobblestone create the feel of stepping stone paths.

The first challenge was with the original landscape. It had six historic trees that needed to be preserved. The problem, however, was that all trees were near death and would be hard to plan around. In order to remove any of them, we needed approval. The one large cypress behind the garage was in great health; we needed to keep it.
The second challenge involved drainage. The entire street drained to a low area along the west side property line; this area needed to remain undeveloped.
The tentable lawn and the planting beds to the west had to be raised 4 in. to create a level well drainage area that can be tented immediately after a rainstorm. Forty truckloads of well-drained soil needed to be imported. The impervious to pervious surface ratio created another challenge; we needed every square inch. The cobblestone lawn borders are only two feet wide but act as walkways leading towards the house.
Lastly, the trees and low marshy areas left a small path that limited access to the house. This required us to start in the rear of the yard and build our way out of the property, addressing all the landscaping details along the way.
