These features would require multiple patio areas, retaining walls to terrace the steep hillside, in addition to a landscape plantings & lighting plan to highlight the space.

The backyard presented numerous challenges: an 8’ grade change from the basement level to the property line, three easements and special rear yard setback requirements for the pool, patios and stone walls that restricted the allowable development space defined by Fairfax County, Virginia.

The key was to develop the property into multiple levels with several defined spaces that helped transform the existing steep hillside into a functional outdoor living space that has comfortable flow and is usable for large or small entertaining all months of the year.
